The land in question is situated immediately east of Cumberland Lodge, within the rural settlement of Winscales, approximately three miles from Workington. According to a planning report, the area consists of gently undulating pasture with established hedgerows and open views across the surrounding countryside. It is characterised by dispersed dwellings, agricultural land, and small-scale commercial and tourism uses typical of West Cumbria.

Design and Environmental Considerations

The proposal has been carefully shaped to minimise landscape impact, maintain the rural character, and enhance biodiversity. The 63 lodges will be arranged in clusters across the site, following natural contours and avoiding prominent ridgelines to ensure a low-density layout.
