Property giant Hammerson has completed a £218m deal to purchase a 50% stake in Manchester Arndale, one of the UK's most prominent shopping destinations. The acquisition, funded through a £225m equity fundraise and retail offer of up to 12.5% of issued share capital, values the centre at approximately £436m. Hammerson described the asset as fitting its strategy to dominate prime retail locations in top European cities.
Strategic Importance of Manchester Arndale
Manchester Arndale attracts over 45 million visitors annually, the highest footfall across Hammerson's entire portfolio. Chief executive Rob Wilkinson hailed Manchester as "one of Europe's most dynamic and fastest-growing urban economies," benefiting from strong demographics, excellent connectivity, and the largest retail catchment outside London. He added, "Manchester Arndale sits at the heart of this exceptional city and has established itself as a premier retail destination." The acquisition aligns with Hammerson's plan to increase scale through high-quality, retail-led destinations.
The deal is Hammerson's first major external acquisition in more than a decade. According to the company, the transaction will be immediately earnings accretive with a 7.8% yield, providing a clear path to income and value creation. Wilkinson noted that leveraging Hammerson's platform would enhance the destination and deliver attractive long-term returns for shareholders.
Financial Performance and Outlook
The announcement coincided with Hammerson's half-year results for the six months ending June 2026. Net rental income rose to £112m, up from £80m in the same period last year, representing a 40% increase. EPRA earnings grew by 33% to £64m, while headline rent reached £18.5m, which is 53% above the previous passing rent. Group footfall increased by 3%, outperforming national benchmarks across all territories, and like-for-like sales rose by 2%.
The equity fundraise of £225m underpinned the acquisition, with a retail offer component allowing individual shareholders to participate. The deal structure ensures that Hammerson maintains financial flexibility while expanding its footprint in a key city. The company stated that the acquisition strengthens its position in one of Europe's leading cities and supports its long-term growth strategy.
