The Top Performers Revealed
Topping the national list for 2026 is Horsforth in Leeds. It boasts an average house price of £328,259 and an impressively short average commute time of just 26 minutes into the heart of Leeds.
Notably, the West Midlands region features strongly in the rankings, with three areas making the coveted top ten. Rowley Regis, located in the nearby Sandwell borough, secured second place overall with a score of 6.96 out of 10. Its major draw is exceptional affordability, with average house prices at £206,009. This figure is 23.2% cheaper than the national average and nearly half the price of properties in Birmingham's affluent Edgbaston area, where averages sit at £388,665.
Taking third place is the well-known Birmingham suburb of Sutton Coldfield, scoring 6.39.
