Ambitious plans for a large warehouse in Winsford, which could create 275 jobs, have been given the green light. Cheshire West and Chester Council's planning committee unanimously approved the development at Winsford Industrial Estate during a meeting this week.

Details of the Development

The scheme covers a 20,909 sq m site and includes office space, a service yard, a gatehouse, car parking, landscaping, and improvements to the existing access road off Road One. The plans were submitted by Rula Developments and span two parcels of land covering 16 acres in the eastern part of the estate, adjacent to land developed for HGV manufacturer Tiger Trailers.

Design and Sustainability Features

The building will be just under 19 meters in height, described in a report as 'in keeping with the character of the wider area'. It will feature a high-quality, contemporary design with an attractive color palette. The development includes 470 car parking spaces and 28 cycle spaces, deemed sufficient for its uses. Additionally, there will be electric vehicle charging points and cycle parking. On the roof, 60 square meters of solar panels will be installed, and heating will be provided by air source heat pumps, with low-energy LED lighting throughout.

The report to the committee stated that the development would deliver significant economic growth by creating approximately 275 new jobs in an existing employment location. It emphasized that significant weight should be afforded to the economic benefits arising from the development. There were no objections to the scheme, and approval was proposed and seconded with a unanimous vote, though the plans were discussed due to the building's size.
