Unique 16th Century Cave House in Midlands Goes to Auction for £525,000

A remarkable historic property in the Midlands, known as Rock Cottage, is set to be sold at online auction on March 11 with a minimum opening bid of £525,000. This three-bedroom home, located near Wolverley outside Kidderminster, dates back to 1511 and was originally carved from sandstone, offering a living experience unlike any other in Britain.

A Blend of History and Modern Comfort

Despite its origins, Rock Cottage is far from primitive. The property has been described as unlike any other in the country, featuring all modern conveniences while retaining its unique cave structure. An 18th-century frontage was added to the sandstone carving, creating a blend of natural rock and traditional cottage features across four interconnected levels.

Current residents Martin and Lorraine Kendall, who have lived there since it was purchased by their grandfather in 1963, told the BBC that living in the cave feels quite normal and described the Kidderminster dwelling as very cosy. Their grandfather was a decorated First World War veteran, adding to the home's rich history.

Lush Gardens and Auction Details

The house sits on two-and-a-half acres of landscaped gardens, which include:

  • Three ornamental ponds
  • Two waterfalls
  • A large fish pond stocked with carp and sturgeon

However, there is a significant catch for potential buyers: bidders must be cash buyers and demonstrate they are proceedable under auction terms. Interested parties will not even be allowed through the door for a viewing unless they can provide proof of funds.

Full details of the auction are available through Town and Country Property auctions, with the sale highlighting the property's resilience to the elements and its picturesque setting next to popular National Trust attractions.
