Birmingham's average house price has edged up to £297,473 in the first half of 2026, a modest 0.4% rise compared with the same period in 2025, according to new district-level analysis from Brickview.ai, the UK property intelligence platform. However, this flat headline masks dramatic variations across the city's postcodes, with some areas surging over 20% while others have fallen by nearly 14%.
Affordable Areas Outperform as Mortgage Costs Bite
Birmingham's cheaper districts are leading the growth, driven by rising mortgage costs that are compressing what buyers can borrow. West Bromwich (B70) saw the strongest increase, with average prices jumping 20.5% from £198,966 to £239,750. Lozells and Handsworth (B19) followed closely with a 19.2% rise to £199,667, while Winson Green and Hockley (B18) climbed 11.8% to £192,750.
"The pattern is consistent with increasing mortgage costs compressing what buyers can borrow, driving buyers who may previously have bought further up the ladder to lower-priced districts," said a spokesperson for Brickview.ai. This trend is evident across other affordable areas: Edgbaston (B15) rose 19.6% to £438,729, Rowley Regis (B65) increased 9.8% to £231,318, and Castle Bromwich (B36) saw a 9.4% gain to £269,085.
Premium Districts See Prices Fall
At the other end of the spectrum, several of Birmingham's most expensive postcodes recorded flat or falling prices. Knowle and Dorridge (B93) saw the steepest decline among premium areas, falling 11.6% to £514,626. Alvechurch (B48) dropped 9.8% to £406,873, while Henley-in-Arden areas B94 and B95 fell 8.2% and 4.9% respectively. Solihull's B91 postcode also declined 1.5% to £449,397.
These falls suggest that higher-priced properties are facing softer demand, possibly as buyers become more cautious with larger mortgages. The data shows a clear split between the city's more affordable and more expensive districts, with the latter experiencing downward pressure.
City Centre Flats Under Pressure
Inner-city districts dominated by flats recorded some of the sharpest falls in the entire dataset. Highgate, Moseley, and Balsall Heath (B5) plummeted 34.6% to an average of £172,979. The City Centre and Jewellery Quarter (B1) fell 25.3%, Balsall Heath and Sparkhill (B12) dropped 24.3%, and Ladywood and Hockley (B3) declined 15.8%.
"Flat-heavy city centre markets have faced a harder run of legislative and cost pressures for landlords in recent years, including reforms to tenants' rights," noted the Brickview.ai spokesperson. "It is possible these developments are weighing heavily on investor demand for flats." This trend is reflected in other flat-heavy areas like Bordesley Green (B9), which fell 13.9%, and Castle Vale (B35), down 10.1%.
