13 Birmingham Postcodes Where Homes Sell Fastest in 2025
Birmingham's 13 hottest property markets revealed

New research has identified the thirteen neighbourhoods in Birmingham where properties are being snapped up by buyers at remarkable speeds, creating extreme conditions for sellers.

Mapping Birmingham's Property Hotspots

Property specialists at TheAdvisory have produced a PropCast weather report revealing the areas experiencing the highest demand from homebuyers across England's second city. The analysis, published on 10th November 2025, calculates the percentage of properties marked as 'Sold Subject to Contract' or 'Under Offer' compared to total available homes in each postcode.

Each area receives a heat rating, with scores above 50 degrees indicating a 'very hot' market and what experts describe as an 'extreme sellers market'. The dynamic map also tracks whether each location's temperature has risen or fallen compared to the previous month.

Birmingham's Top Performing Areas

According to the latest data, the B30 postcode area, encompassing Stirchley, Bournville and Cotteridge, leads the city with a property heat rating of 68 degrees. This represents a slight decrease of one point since last month's assessment.

Close behind is the B35 district, covering Castle Vale and parts of Solihull, which maintains a strong position with an unchanged rating of 67 degrees.

The B25 area, including Yardley and Hay Mills, secures third place with a heat score of 64, despite experiencing a three-point drop from the previous month.

B34, covering Shard End and Buckland End, follows with a respectable rating of 63 degrees. The research highlights that two Birmingham postcodes achieved perfect scores of 100, indicating unprecedented demand where virtually every available property has buyers waiting.

What This Means for Birmingham's Housing Market

These findings demonstrate significant pressure on Birmingham's housing supply, with multiple areas experiencing intense competition among buyers. The consistently high ratings across numerous postcodes suggest a city-wide trend of rapid property sales and limited availability.

For homeowners in these hotspots, the data indicates favourable selling conditions with properties likely to attract multiple offers and sell quickly. Prospective buyers face increased competition and may need to act decisively when suitable homes become available in these high-demand neighbourhoods.

The monthly tracking feature provides valuable insight into market fluctuations, helping both sellers and buyers make informed decisions about their property transactions in England's rapidly evolving second city market.
