Birmingham has emerged as the West Midlands city where homes sell the quickest, with properties typically finding a buyer in an average of 45 days, according to new data from Rightmove. In contrast, Coventry recorded the slowest sales in the region, with homes taking an average of 68 days to sell.

The figures, released by the property portal, highlight a significant disparity in the speed of home sales across the region. While Birmingham's average of 45 days is the fastest, other major cities in the West Midlands also show varying times. Wolverhampton follows with an average of 55 days, while Stoke-on-Trent, which is also included in the regional data, has an average of 57 days.
The data, which covers the period up to July 2024, reveals that despite the national slowdown in the housing market, some areas are still seeing relatively quick sales. The average time for a home to go under offer across the whole of the UK is 62 days, meaning Birmingham is significantly ahead of the national average.
Regional Variations and Market Drivers
The property expert at Rightmove, Tim Bannister, said: "Sellers in Birmingham are clearly benefiting from a strong demand from buyers, and the city's appeal continues to grow. However, the market is still very price-sensitive, and getting the asking price right is crucial."
The data also shows that in the wider West Midlands region, the average time to sell is 58 days, which is slightly better than the national average. This suggests that while some areas like Coventry are slower, the region as a whole is performing relatively well.
Implications for Sellers and Buyers
For sellers in Birmingham, the quicker sale times may provide some reassurance, but the market remains competitive. "It's still a buyer's market in many parts, and properties that are priced correctly are the ones that are selling fastest," added Bannister.
In Coventry, where homes take longer to sell, local estate agents have noted that the market is more challenging, with buyers having more choice and negotiating harder. The data from Rightmove is based on listings and sales agreed, and it offers a useful benchmark for both sellers and buyers in the region.
