Dale Guerin, 37, has invested around £80,000 of his own money into transforming The Greenwood pub on Helmswood Drive in Chelmsley Wood, raising its Google rating from 2.3 to 4.3 stars since taking over in 2022. His grandmother, Judy Stambouly, managed the pub for nearly two decades, from 1991 to 2010, and remains his 'biggest motivation' as he works to continue her legacy.
Family legacy and a challenging takeover
Guerin grew up watching his nan run the pub and describes it as 'part of my family, my childhood and my heart'. After Stambouly left, the pub went through around eight landlords before Guerin took over in 2022, 'during a very difficult time following Covid'.
There is no big company backing the venture. Guerin and his partner Paige work most days themselves, putting in the hours to keep the doors open. 'I'm self-employed, and every penny I put into The Greenwood comes from my own pocket,' he said.
Investment and community impact
Since taking over, Guerin has invested approximately £80,000 into the premises, constantly repairing and improving the site. Last month, he co-organised a free trip to Wales for the community, which included 102 packed lunches and was described as 'one of the best days out'.
'For me, the biggest motivation is my nan. While she is still here to see it, I want to do everything I possibly can to keep The Greenwood going and make her proud,' Guerin said. 'She gave so many years of her life to this pub, and being able to continue that legacy means everything to me.'
Reputation turnaround and future goals
The pub's online reputation has improved significantly, moving from around 2.3 to 4.3 stars on Google. Guerin acknowledged the pub's reliance on its community, stating: 'without a good community behind a pub, a pub is nothing'.
Despite the long hours, Guerin remains committed to the venture. 'I could probably get a job in a factory on more money but I don't like to fail in anything I do,' he said. 'I would rather just play it out and succeed in the long run, it's not all about the money. It's about a steady flow, a happy family life and communicating with the community.'
Guerin concluded: 'If I can keep my nan's legacy alive while also giving something back to the community, then all the long days, hard work and money invested are worth it.'
