Infrastructure works have begun on a 40-home residential scheme in Aberbargoed, as Llanmoor Homes accelerates construction following the success of its nearby St Sannans Field development.
Development Details
The new development, located on grassland south of Bedwellty Road and below Y Ffordd Wen, will offer a mix of two-, three- and four-bedroom homes. Site offices and storage facilities have already been installed this month, with construction of the first homes expected to start in late autumn. Prices and further details will be released at that time.
The scheme does not include affordable housing, as Llanmoor Homes has satisfied its affordable housing obligations to Caerphilly Council through the adjacent St Sannans Field project.
Market Demand
Tim Grey, sales director at Llanmoor Homes, said: “The response to our nearby St Sannans Field development has been outstanding, with homes selling at a pace that exceeded our expectations. As a result, we have been able to bring forward plans for this neighbouring site much sooner than originally anticipated.”
Grey highlighted strong demand across buyer groups: “The local housing market has remained incredibly resilient despite recent economic challenges, and we have seen unprecedented demand from a wide range of buyers. This includes first-time buyers looking to take their first step onto the property ladder, growing families seeking additional space and existing homeowners wanting to move to homes that better suit their changing needs.”
Community Features
The development will include dedicated parking areas, landscaped green spaces and play provision. Grey added: “We know there is a strong appetite for high-quality new homes in Aberbargoed and the surrounding area, and this development will help provide more choice for local people. By offering a range of house types and sizes, we hope to create a development that appeals to buyers at different stages of life while supporting the continued growth of the community.”
Company Background
Llanmoor Homes, a family business based in Pontyclun, was founded in 1966 by former chartered accountant Brian Grey. The company completed its first development—a small group of bungalows in Brynna, near Pencoed—and has since sold more than 5,000 homes over 60 years. Brian’s sons Simon, Matthew and Tim continue to run the business.
