Manchester Developer Northhold Group Acquires Durham's £120m Milburngate Project
Work is poised to resume within months on a major city centre development in the North East after a new owner stepped in to acquire the site. The multimillion-pound Milburngate project in Durham has faced years of uncertainty, despite being unveiled a decade ago as a key scheme to create a vibrant hub for living, working, and leisure.
Project History and Challenges
The £120 million development, which includes offices, residences, bars and restaurants, a cinema, and a hotel, first encountered difficulties in 2023 when contractor Tolent entered administration and ceased trading. Progress then stalled as Durham-based property developer Arlington Real Estate, the original lead on the development, grappled with issues related to fire safety and other matters, preventing completion.
Durham County Council intervened by purchasing the development for approximately £55 million to secure its future as a leisure and hospitality centre. Now, Manchester development firm Northhold Group has bought the site for an undisclosed sum, reaffirming its commitment to finalise this mixed-use entertainment, workspace, and residential project.
Northhold Group's Background and Plans
Northhold Group operates as the trading name for four entities: Standard and General Ltd, 3639 Limited, ABGi Construction Limited, and ABGi Project Management Limited. These companies are involved in new builds, conversions, and acquisitions across the country.
Recent acquisitions by Northhold include a former office building in Stockport, slated for conversion into 40 flats, and Treloyhan Manor Hotel in St Ives. Nationally, the firm is also constructing a substantial residential development in Manchester, Co-op convenience stores, and several pub transformations.
The company announced the Milburngate acquisition on social media, stating: "We are excited to move forward and bring this landmark development to completion. Milburngate represents a significant opportunity for Durham, and we look forward to working collaboratively with all stakeholders, including Durham County Council, to deliver a vibrant and successful destination for the city."
Construction to complete the highly anticipated project is expected to begin in the coming months. Features will include a new boutique cinema, a collection of high-end restaurants and bars, and a hotel.
Development Details and Community Impact
Beyond entertainment and hospitality, the development addresses Durham's growing demand for quality urban living and workspace. It encompasses office space and 153 built-to-rent apartments, positioning the city centre as an attractive location for working professionals and residents seeking contemporary city living.
Northhold Group has expressed openness to discussions with contractors and prospective tenants interested in being part of Milburngate's future.
Broader Context and Tenant Uncertainties
Milburngate has been viewed as a crucial component of the council's vision for establishing an Innovation District, which would include the Aykley Heads area, Durham University's Business School and Data Centre, and the renovated Durham Light Infantry Museum and Art Gallery. However, some prospective tenants have reportedly withdrawn.
Others, like BrewDog, have been preparing to launch for years, with signage already displayed on their intended premises. Recent administrative agreements leading to multiple BrewDog closures nationally could cast doubt on the Durham plans.
Everyman Cinemas has also been awaiting the development's completion. Its national website indicates preparations are still underway, with a Durham section noting: "Opening soon! Stay up to date and join our newsletter!"

Coun Andrew Husband, Leader of Durham County Council, commented: "We welcome the news of the sale of the Milburngate development to a new developer, particularly given that they have already set out their intention to bring the site to completion and ensure it is able to fulfil its potential in this prime location at the heart of Durham City. We look forward to the development being completed as soon as possible and contributing to our exciting plans for the wider Durham Innovation District in the city centre."
