Oak Group Expands into Wales with Major Newport Logistics Acquisition
One of the United Kingdom's largest independent tyre wholesalers, Oak Group Holdings, is making a significant expansion into Wales by establishing its first logistics facility in the country. The company has acquired a substantial 155,150 square foot warehouse located at the Queensway Meadows industrial estate in Newport, in a transaction valued at £7.75 million.
Strategic Expansion and Job Creation
This strategic acquisition represents Oak Group's inaugural premises in Wales, a move that is set to generate 75 new employment opportunities. The warehouse, previously occupied by production company Urban Myth Films and used for television projects such as The Lazarus Project and The Undeclared War, will be transformed into a key distribution hub.
Oak Group supplies over 6,000 tyre fitters and retailers across the UK with tyres, consumables, and accessories from a portfolio that includes established brands like Davanti, Landsail, and Envoy. With seven warehouses already operational throughout the UK, the company maintains an impressive stock of over 900,000 tyres for its customers.
Prime Location and Transport Advantages
The new facility is exceptionally well-positioned, offering excellent access to the M4 and M5 motorways. This location will provide strong transport links for Oak Group's delivery fleet, which consists of more than 150 vehicles, enhancing service capabilities across the UK.

Market Dynamics and Transaction Details
The acquisition occurs within a challenging industrial market in Wales, where vacancy rates are reaching the lowest levels seen this decade. Kate Openshaw, Industrial and Logistics Associate at property advisory firm JLL, which acted on behalf of the sellers, Freshwater Group of Companies, commented on the market conditions.
"Vacancy rates across Wales' industrial market are moving to the lowest levels we have seen this decade. That brings challenges as the continued lack of new high-quality stock means supply levels are constrained against a background of continued occupier demand," she said. "Increasingly we are seeing occupiers look to purchase buildings in a market where grade A options are limited, prioritising outright ownership where investment is required to adapt the space to meet their needs. It's important that occupiers like Oak Group Holdings are able to act fast when they spot an opportunity like this, and it was great to help them complete this expansion into Newport."
