The Warwickshire town stands out due to its combination of local earnings and property prices, making it an attractive option for house-hunters, particularly first-time buyers.

What makes Rugby affordable?

The study found that typical homes in Rugby are more reasonably priced relative to the earnings of local residents. With average local earnings of £41,000, the town enjoys a "favourable house price-to-income ratio," which means there is value for money for higher-earning locals. This places Rugby among the top spots in the country for those looking to step onto the property ladder.

A Pepper Money spokesperson explained: "Pepper Money’s Index has named Rugby as the region’s best location for getting onto the property ladder, thanks to its combination of strong local earnings, relatively affordable house prices and favourable mortgage affordability."

Comparing Rugby to nearby towns

While house-hunters often consider other nearby towns such as Leamington Spa and Warwick, the study suggests that Rugby offers better value. The town already benefits from being quiet, surrounded by stunning countryside, and close enough to Coventry and Birmingham to serve as an ideal commuter spot. Although monthly mortgage payments are around £44 higher than local rents, the area’s strong earnings and favourable ratio make it a compelling choice.

The spokesperson added: "Although monthly mortgage payments are around £44 higher than local rents, the area’s comparatively high average earnings of more than £41,000 and favourable house price-to-income ratio make it one of the strongest places in the UK for first-time buyers to purchase their first home."

National ranking and study methodology

Experts analysed over 300 locations on multiple factors, including rents compared to mortgages, house prices, and earnings relative to mortgage costs. Rugby came out sixth in the national list, with Middlesbrough ranked first. This recognition highlights Rugby as a standout choice for affordable homeownership in the region.
