Stoke-on-Trent has been identified as the top location in England where homes are selling quickly due to their low prices, according to a new index by Mortgage Lane. The average house price in the Staffordshire city is just £166,000, nearly half the UK average of around £300,000, and properties typically sell in 234 days.
Low Prices Drive Fast Sales
The index, compiled by mortgage broker Joseph Lane, highlights Stoke-on-Trent as bucking the national trend. While properties in London and the South East are taking longer to sell, Stoke's affordable housing market is attracting buyers seeking quick transactions. This is good news for both buyers and sellers, though sellers may make less profit than in other regions.
Joseph Lane, mortgage broker at Mortgage Lane, commented: “The property market is in a very different place to where it was a few years ago. Buyers are more cautious, mortgage affordability is tighter and people are taking longer to decide whether a home is worth the price being asked.”
Ideal for First-Time Buyers
First-time buyers are particularly well-positioned to snap up bargains in Stoke-on-Trent. With average prices well below the national average, the city offers an accessible entry point into homeownership. However, Lane noted that even in desirable areas, homes can sit on the market if the asking price feels too ambitious.
“Many sellers are also still adjusting to the fact that buyers now have more breathing room than they did during the post-pandemic rush,” Lane added. “The longer a property stays listed, the more buyers may start to wonder whether there is room to negotiate, so pricing realistically from the beginning is becoming much more important.”

The index reflects a broader shift in the property market, where caution and tighter affordability are slowing sales in higher-priced areas.
