Walsall East house prices plummet £130,000 in a year

Median property values in Walsall East have dropped by £130,000 in the space of a single year, according to sales figures covering the 12 months to September 2025.

The typical house price in the area fell from £305,000 in 2024 to £175,000 last year, a decline of 42%. The figures compare sales in the year to September 2025 against the previous 12-month period.

The sharp fall may make worrying reading for homeowners in the area, who could reconsider any immediate plans to sell up. However, figures can sometimes be skewed if there were only a small number of sales or a slow year in a particular area.

Walsall West also sees significant decline

Prices also fell across town in Walsall West, though the decline was not quite so dramatic. Median values there still fell by over £50,000, down from £199,000 to £144,250.

This may mean there are bargains to be found in this part of the West Midlands for those willing to do their research. It might also be an ideal area for first-time buyers to get onto the property ladder.

It was not all bad news for homeowners in Walsall. Prices went up in Walsall Central, from £130,000 to £190,000 over the same period.

Other West Midlands price movements

House prices also fell in other parts of the West Midlands, including Moseley (17.7%), Handsworth South (15.8%) and Edgbaston North (15.6%) in Birmingham.

The biggest increase in the West Midlands was in Central Solihull and Sharmans Cross, where prices surged by £260,000 to reach £580,000.

The figures highlight significant variation across the region, with some areas experiencing rapid declines while others saw strong growth.
