A historic Grade II listed pub in the Solihull village of Barston has taken decisive steps to save a dilapidated barn that is showing alarming signs of structural failure. The Bulls Head pub has formally applied to Solihull Council for listed building consent to transform the collapsing outbuilding into a new restaurant and function room space, aiming to preserve a key part of the local heritage while enhancing community facilities.

Urgent Structural Concerns Prompt Immediate Action

In the planning application submitted last month, the pub's representatives highlighted that the barn is "showing evidence of collapse" and requires urgent intervention to prevent further deterioration. The structure, which dates back to the 17th century alongside the main pub building, has experienced significant movement in its walls, with one truss at the northern end having completely detached from its bearing position and fallen to the floor.

Currently, the barn is being supported by temporary scaffolding, underscoring the precarious nature of its condition. The proposed works are described as essential to return the building to a safe operational state, with the pub stressing that without these measures, the historic feature could be lost entirely.

Proposed Transformation into Community Hub

The ambitious plan involves not just structural repairs but a complete revitalisation of the space. Key elements of the application include:

  • Creation of a new connection between the barn and the existing garden area

According to planning agents Concorde BGW, who prepared the application statement, the Bulls Head Inn serves as an essential part of the pretty village of Barston, functioning as both a public house with bar, dining area, and commercial kitchen. The proposed restaurant space would address a identified need within the community for such facilities.

The application carefully emphasises that the proposed works would not remove any "traditional local features" or "materially alter" the character of the listed building. The planning statement further explains that "the proposal intends to benefit operations at the pub and potential letting rooms by providing safer facilities to allow a greater customer experience to enjoy the dining and drinking facilities on offer as a community pub and destination venue."

A formal consultation period is currently in progress, allowing residents and interested parties to examine the plans and submit their comments. The deadline for submissions has been set for February 3, giving the community a direct voice in the future of this historic structure.
