A major new housing development near Blackpool Airport Enterprise Zone has been granted conditional approval by Fylde Council's planning committee. The scheme, proposed by BAK Building Contracts Ltd, involves the construction of 60 new homes with associated landscaping and infrastructure on land at the junction of School Road and Bambers Lane.
Part of Wider Housing Vision
The site, located on the border with Blackpool near Squires Gate, is part of the HSS5 site where plans for 45 and 58 homes have already been approved. A larger development of 350 homes is still pending. In total, the area could see around 500 new homes delivered by various developers.
Conditions and Agreements
Councillors approved the scheme but delegated the final decision to planning officers to secure conditions and a Section 106 agreement. The developer must pay £50,000 to the local highway authority for public transport, pedestrian and cycle connectivity, or other highway improvements.
Background and Challenges
The application was originally submitted in 2019 but faced delays due to significant issues related to water management, access, and viability. The number of homes was reduced from 142 to 60, reflecting a decrease in the net developable area to 45% of the overall site. Different ownership of parcels within the wider allocation also complicated the process.
Council officers worked closely with the applicants and consultees to progress the proposals. The development is considered beneficial as the council cannot currently demonstrate a five-year housing land supply.
