Cardiff's Plasdŵr Scheme Advances with £55m Phase for 184 New Homes
The next phase of the Plasdŵr residential scheme in Cardiff, valued at £55 million, is set to commence this summer under a joint venture between Edenstone Group and Codi Group. This partnership has secured reserved matters consent to construct 184 homes at the development site.
Partnership and Project Details
Edenstone Group, a private residential developer based in Magor, and Codi Group, Wales' largest social housing provider, are collaborating on this initiative. The approved Porth yr Awen scheme will include 127 open-market properties and 57 affordable homes, with completion anticipated by December 2030.
This phase is part of the broader £2 billion regeneration project at Plasdŵr, which aims to deliver 7,000 homes across a 900-acre site in north-west Cardiff. The development will feature a mix of one, two, three, and four-bedroom homes and apartments.
Affordable Housing Commitment
Approximately 30% of the new homes will be designated as affordable housing, offering options such as intermediate rental and low-cost home ownership. This aligns with efforts to address housing supply pressures in Wales.

Edenstone Group is one of Wales' largest privately owned residential developers, with mixed-tenure projects across south Wales and the west of England. Codi Group, formed in 2024 from the merger of Linc Cymru and Pobl Group, is Wales' biggest provider of housing, care, and support services, managing nearly 25,000 homes and aiming to deliver over 4,500 new homes in the next five years.
