Welsh housebuilder Llanmoor Homes is predicting a robust year for the property market in 2026, buoyed by a significant resurgence in buyer interest following last autumn's Budget.
Post-Budget Confidence Returns to the Market
The family-run developer, based in Talbot Green, stated that buyer confidence has started to return after a politically and economically uncertain 2025, which it described as a challenging period for the sector. Sales director Tim Grey explained that many potential purchasers had postponed decisions last year due to concerns about the economy and fears of impending tax changes.
"While Llanmoor performed well and saw healthy visitor numbers across our developments, 2025 was undoubtedly a difficult year for the housing market as a whole," Mr Grey said. "A lack of confidence meant many buyers were reluctant to take their first step onto the housing ladder or to move from an existing home."
He credited the November 2025 Budget with turning the tide, as it proved less severe than many had anticipated. "There had been widespread speculation about a variety of potential changes to personal taxation, which would have further affected affordability, but these thankfully failed to materialise," he noted.
Surge in Enquiries and Supportive Economic Climate
The company has witnessed a significant increase in enquiries and reservations across its South Wales developments since the end of November. This renewed optimism aligns with a supportive economic backdrop, including the Bank of England's decision to cut interest rates to 3.75% in late 2025—the lowest level since early 2023—which is expected to spur more competitive mortgage offers from lenders.
This positive sentiment is echoed in the latest Royal Institution of Chartered Surveyors (RICS) Residential Market Survey, which found that 32% of Welsh respondents expect home sales to rise over the next three months.
"With the combination of reduced mortgage costs and continuing rises in rental prices, 2026 will be an excellent year for first-time buyers to consider purchasing their own home," Mr Grey added.
Strategic Expansion and Green Investment
Llanmoor Homes is capitalising on the improved outlook while continuing its expansion. In 2025, the developer began work on its first development in Monmouthshire—the 51-home Rossers Field site in Govilon—and unveiled plans for a major 850-home development in Bridgend.
Concurrently, the firm has committed to a substantial green investment, announcing and implementing a £3 million-plus initiative to equip all its new homes with air source heat pumps.
Mr Grey also highlighted the ongoing opportunity presented by the Help to Buy Wales scheme, which remains open to new home buyers until September 2026. "There has rarely been a better time to buy," he concluded, underscoring the company's confident outlook for the year ahead.
