Work is underway on 800 new homes on the Cherryfield Drive site in Kirkby, land that was once earmarked for a new Everton football stadium and a Tesco supermarket. The development, named Tudor Place, is being delivered by Barratt and David Wilson Homes and will include a mix of one to four bedroom homes, apartments, bungalows and 80 affordable homes.
Site history and planning approval
The brownfield land to the south of Cherryfield Drive has been identified for development for many years. It was included in Knowsley Council's housing land disposal programme to meet local housing demand. Two decades ago, plans were proposed for Everton to relocate from Goodison Park to the site, with the backing of Tesco. A 50,000-seat stadium was proposed alongside a major new supermarket.
Knowsley Council's planning committee approved the Tudor Place proposals in February 2025, and construction is now well advanced. The first new homes are expected to be completed later this year.
Community investment and infrastructure
More than £7.7 million in Section 106 developer contributions is being invested to fund additional secondary school places, expanded GP capacity, improvements to public open spaces and sports facilities. The development will also create new green spaces with tree planting, and provide safe, accessible walking and cycling links to Valley Park and Kirkby town centre.
During the construction phase, almost 200 jobs are being created. Alan Watt, sales director at Barratt Homes Manchester, said: "Tudor Place will deliver much more than new homes. Housing types and sustainability features
The scheme includes a mix of two, three and four bedroom homes, as well as 10 bungalows and apartments. All homes will be fitted with electric vehicle charging points. Knowsley Council's planning committee signed off on the proposals last February, with work now well underway.
