Stepping onto the property ladder in your 20s may feel like a distant dream for many would-be homeowners, yet research by a leading mortgage lender reveals that in certain parts of the UK, the average first-time buyer is as young as 27. The West Midlands features prominently on the list, with three areas of Staffordshire recording some of the lowest first-time buyer ages in the country, according to Lloyds.
Youngest First-Time Buyers in the UK
South Staffordshire and Cannock Chase both recorded an average first-time buyer age of just over 27. The analysis by Lloyds Banking Group, which examined mortgage approval data from Lloyds Bank, Halifax, and Bank of Scotland, found that Ribble Valley in the North West tops the list with an average age of 27.0. South Staffordshire follows at 27.8, while Cannock Chase ranks fifth at 28.3. Staffordshire Moorlands also made the top 10 with an average age of 28.5.
Most Affordable Locations
Alongside identifying the youngest typical first-time buyers, Lloyds also examined the least expensive locations across the UK for those looking to get a foot on the property ladder. East Ayrshire in Scotland was pinpointed as the most affordable, with an average first-time buyer property price of £147,353. The region benefits from excellent links to Scotland's central belt, with access to Glasgow and neighbouring job centres, enabling purchasers to combine rural living with a reasonable commute.
In the West Midlands, Stoke-on-Trent was identified as the most affordable location for first-time buyers, with an average property price of £171,569. Other affordable regions include Blackpool in the North West (£150,780), Kingston upon Hull in Yorkshire (£151,171), and Merthyr Tydfil in Wales (£156,498).
Advice for First-Time Buyers
Amanda Bryden, head of mortgages at Lloyds, said: "Our research shows there are still genuine pockets of value for first-time buyers, particularly for those with an open mind who are willing to be flexible on location and property type. With ongoing cost-of-living pressures and wider economic uncertainty, it's completely understandable that some people are feeling cautious. But there are opportunities out there, and for many buyers, that flexibility can make a real difference."
Ms Bryden recommended that first-time purchasers thoroughly investigate the property acquisition journey, consult a mortgage specialist at an early stage, and explore various forms of assistance on offer. Last week, Lloyds announced it is introducing a new low-deposit mortgage that may assist first-time buyers in accessing the housing market with a deposit of just £5,000.
