Caddick to Build Big Yellow Storage in Newcastle

Wakefield-based Caddick Construction has been appointed as principal contractor for a new Big Yellow Self Storage facility on Scotswood Road in Newcastle's west end. The project, delivered on behalf of Big Yellow Construction Company, will create around 60,000 sqft of internal storage space across four floors, making it the second Big Yellow site in the city after the existing Industry Road facility.

Facility details and sustainability

The new centre will include customer loading bays, staff welfare, office and reception areas, along with roof-mounted solar photovoltaics (PV), battery storage, car parks, landscaping and external works. Designed to meet BREEAM 'Very Good' requirements, the facility is scheduled for completion in summer 2027.

Big Yellow Self Storage operates 114 locations across England, Scotland and Wales, offering secure, modern units for personal and business use. The Newcastle west end site will support the company's rapid expansion, which has seen significant growth in recent years.

Regional impact and Caddick's portfolio

This appointment builds on Caddick's successful first year in the North East, where the company has secured contracts totalling £127m since opening its Durham office in 2025. The project adds to Caddick's industrial portfolio, which includes the Richardson Barberry DPD parcel hub at Newton Aycliffe.

Steve Ford, regional managing director at Caddick Construction North East & Yorkshire, said: "We're pleased to have been appointed to the design and construction of Big Yellow Self Storage's new facility. This project expands our industrial portfolio in the North East and builds on our team's expertise in delivering high-specification schemes."

Ford added: "As one of the most active development markets in the UK, we're proud to support the region and the local area through this investment, and we look forward to working closely with the Big Yellow team and our regional supply chain to deliver a high-quality, sustainable development."
