A significant hotel development site in Birmingham city centre is now available for purchase, alongside a similar site in Glasgow, presenting key opportunities for investors and developers in two of the UK's busiest urban areas.

Birmingham Site Details

Through Enterprise Hotels & Hospitality, the freehold site in Birmingham is on the market for £2 million. Located on Hill Street opposite the Grand Central shopping centre, this site benefits from planning approval for a 227-bedroom hotel. It is situated next to Birmingham's New Street Station, which handles over 30 million passengers annually, making it the busiest station outside London.

The development is set to rise 22 storeys, creating a prominent feature on the city's skyline. The approved plans include a mix of 189 standard bedrooms, 27 apartment-style bedrooms, and 11 accessible bedrooms, covering a gross internal area of 6,044 square metres. The location is within walking distance of major attractions such as the O2 Academy and The Mailbox, and is surrounded by numerous food, beverage, and retail outlets.

Glasgow Site Details

In Glasgow, a freehold site with planning approval for a 276-bedroom hotel is also for sale at £4 million. This site is based at the vacant Dale House building on West George Street, near Glasgow Queen Street Station. Previously used by the Royal Bank of Scotland as a cash-counting and storage facility, it offers a prime development opportunity in the heart of the city.

Background and Sale Information

Enterprise Hotels & Hospitality is handling the sale of both development sites on behalf of the Arora Group, which acquired them as part of its purchase of Bloc Hotels in July 2025. The Arora Group has stated that these sites are non-core to its future plans and are available for purchase either separately or together.
