JLL Appointed as Exclusive Agent for Cardiff Gate Business Park Assets
Property advisory firm JLL has been officially appointed as the sole agent responsible for the letting and sale of the remaining assets at Cardiff Gate International Business Park. This significant appointment was made by Cardiff Gate Business Park Ltd, the current owner of these commercial properties.
Background and Current Ownership Structure
The business park was originally developed and fully owned by Cardiff Gate Business Park Ltd over three decades ago. Throughout the last thirty years, various sections of the park have been progressively developed and sold to different investors and occupiers.
Today, the developer retains ownership of approximately twenty-five percent of the entire park. This remaining portfolio includes a substantial fifty-five thousand square feet of office space, which forms a crucial part of the assets now under JLL's management.
Portfolio Details and Initial Marketing
The portfolio managed by Cardiff Gate Business Park Ltd consists of a diverse mix of both occupied and vacant office buildings. Additionally, it includes around twenty acres of prime development land that holds significant potential for future commercial or mixed-use projects.
The first investment property being actively marketed by JLL on behalf of the owner is a twenty thousand three hundred twenty-five square foot building currently leased to Regus. This property has been listed with an asking price of three million pounds, signaling strong market confidence in its value.
JLL's Established Track Record at the Park
JLL brings considerable experience and a proven history of successful transactions at Cardiff Gate Business Park. Last year, the firm represented SSE in a leasing agreement for Ty Meridian, which subsequently became the new headquarters for Creditsafe. Following the successful letting, the investment property was sold, demonstrating JLL's capability in handling complex commercial real estate deals.
Furthermore, JLL facilitated the disposal of the investment in the Cardiff Audi site on behalf of a private investor, reinforcing their expertise in the local market.
Strategic Location and Development Potential
The business park benefits enormously from its strategic location adjacent to the well-established Cardiff Gate Retail Park and the Pontprennau residential estate. This proximity to retail and residential areas enhances its appeal to potential tenants and investors.
Adding to its attractiveness, a new residential development proposal for twenty-five hundred units to the west of the park promises to further integrate the area into a vibrant mixed-use community, potentially increasing footfall and commercial activity.
Expert Commentary and Market Confidence
Rhydian Morris from the Cardiff office of JLL expressed enthusiasm about the appointment, stating, "Our team has a strong track record at Cardiff Gate, which includes the investment sale of the thirty-five thousand square foot Cardiff Audi dealership as well as the fifty thousand square foot Creditsafe occupier letting and subsequent investment sale of Ty Meridian."
He added, "We are delighted to be the sole adviser to Cardiff Gate Business Park Ltd and given the quality and variety of available buildings and development sites, we are confident they will generate strong interest from the market."
This appointment positions JLL at the forefront of one of Cardiff's key commercial property landscapes, with expectations high for robust market engagement and successful transactions in the coming months.
