UK households are being told that one simple feature can add as much as £18,000 to the value of a family home. Research conducted among 500 property brokers has revealed that a boarded and easily accessible roof space can boost the price of a four-bedroom property by £17,677. For a three-bedroom home, the increase is £13,821, while a two-bedroom property can see a rise of £9,867.
Buyers' Market Puts Pressure on Sellers
With the property market currently favouring buyers, sellers are under significant pressure to make their homes stand out. Creating a usable loft space is a cost-effective way to increase property value. According to the research, 88 per cent of agents confirmed that homeowners they represent are increasingly looking for affordable methods to add value without the expense of a full extension or renovation.
Expert Insights on Loft Value
Peter Thum-Bonanno, co-founder and CTO of GetAgent, commented: "Lofts are one of the most undervalued spaces in a property, and sellers who recognise that are increasingly seeing it reflected in their home's value." He added: "In line with wider trends across the market, buyers are focused on practicality and unlocking more usable spaces. A loft that is safe, accessible and genuinely usable isn't simply a nice-to-have; it justifies higher asking prices."
Thum-Bonanno further explained: "Storage space is one of the most requested features by buyers. Boarded lofts, lit and accessible via a proper ladder, signal that the home has been well thought through and cared for. This increases buyer confidence, which often translates into higher offers."

Dave Raval, CEO of LoftZone, said: "Clearly there is a strong case in the current housing market for making the most of every square inch of space in your home.
