Plans for 350 new homes in a leafy corner of Walsall are moving forward as the developer Miller Homes conducts an Environmental Impact Assessment (EIA) on the proposed site. The assessment is a crucial step in the planning process, designed to evaluate potential environmental effects of the green belt development.
Site Details and Proposal
The 21.69-hectare site, located off Norton Road near York's Bridge in Pelsall, was announced by Miller Homes last year. The development, named 'Canalside Living', will feature a mix of two, three, four, and five-bedroom houses, with 40% designated as affordable homes. Plans also include attractive green spaces, enhanced pedestrian routes along the Essington and Wyrley Canal, and a uniquely designed boardwalk.
Access and Infrastructure
Vehicle access to the new homes will be from Lichfield Road. The historic York's Bridge, previously a single-lane bottleneck, is being upgraded by Walsall Council with an additional road bridge. Upon completion, the original bridge will be pedestrianised. The project was originally scheduled for completion by the end of 2025.
Local Plan Context
The same area was identified in Walsall Council's draft Local Plan for potential housing development, with an estimated capacity of 580 dwellings. Miller Homes' proposal aligns with this vision, aiming to deliver much-needed housing while preserving the area's character.
The EIA will assess impacts on traffic, ecology, and local amenities, ensuring the development meets environmental standards. Community consultations are expected as the process continues.
