If you have ever walked through Birmingham New Street Station and thought about starting a coffee shop there, here is an idea of the costs involved. The station already hosts several brands, including Taco Bell, Popeyes, and a larger Greggs. Coffee options like Pret and Starbucks are also available.
A 807 square foot coffee spot is now available for rent on the Network Rail website. Located near Taco Bell, the annual rent is £100,000. Network Rail reports that 54.8 million people passed through the station in 2025, up from 45.6 million in 2022. That equates to over 150,000 visitors daily last year.
To cover the rent, a coffee shop would need to generate approximately £274 per day. If each coffee costs £5, that means selling around 55 cups daily. The lease lasts six years, with a service charge of £15 per square foot for the first three years, rising to £17 per square foot for years four through six. Business rates are to be assessed.
Changes in Grand Central
In 2025, two coffee shops closed in Grand Central, the area above the main concourse. Costa and Caffe Concerto left their spaces, which had been open since the centre launched a decade earlier. A new coffee shop, Black Sheep, quickly moved into the old Costa unit.
