Welsh Government Acquires Valleys Industrial Unit in £3.15 Million Deal
The Welsh Government has completed a significant property acquisition, purchasing a surplus distribution unit from IG Design Group at the Hirwaun Industrial Estate for £3.15 million. This strategic move is part of broader efforts to boost economic growth in the South Wales Valleys region.
Major Investment Planned for Building Upgrades
Following the purchase, the Cardiff Bay administration will invest an additional just over £6 million to upgrade Unit One at the estate. The building spans 97,300 square feet and includes six acres of development land, providing substantial space for future business activities.
The upgraded facility will offer modern industrial space designed to attract inward investment and support the expansion of indigenous firms. This initiative aligns with the Welsh Government's Tech Valleys programme, which focuses on creating high-tech jobs and driving investment into the area.
Recent Developments in the Valleys Region
This acquisition builds on recent projects by the Welsh Government in the South Wales Valleys. Notable examples include:
- The construction of RYB1 at Rhyd y Blew, a 52,000 sq ft building leased to Halton Wales in December 2024.
- The refurbishment of Tech Valleys House, a 175,000 sq ft facility in Ebbw Vale currently under offer, originally intended for luxury car manufacturer TVR.
Government Commitment to Economic Growth
Cabinet Secretary for Economy, Energy and Planning, Rebecca Evans, emphasized the importance of this investment. "Growing the economy is a priority for this Welsh Government," she stated. "Well-connected, high-quality business spaces are crucial for expansion and job creation. This investment will help ensure the Heads of the Valleys has the modern premises needed to attract skilled manufacturing businesses and deliver good jobs for local people."
Financial Details of the Transaction
The sale was conducted through IG Design Group's subsidiary, IG Design Group UK, as part of efforts to strengthen its balance sheet. After accounting for selling costs and taxes, the property disposal generated a profit of £2.9 million for the group.
Cardiff property advisory firm Cooke & Arkwright represented IG Design Group UK in the deal, while JLL provided advisory services to the Welsh Government. This collaboration underscores the professional handling of significant commercial property transactions in Wales.
