A major £15 million retail scheme promising to create more than 100 jobs has been unveiled for a key site in Sunderland, marking a potential return for Marks & Spencer to the city.
Details of the Silksworth Lane Development
Developer PRZM Real Estate has launched a public consultation on plans to transform an unused plot of land on Silksworth Lane, opposite Sainsbury's and The Range. The proposal, designed by SMR Architects, would see GMI Construction Group PLC build two large retail units and a drive-through coffee shop.
The centrepiece is a new 24,500 sq ft M&S Foodhall, which would signal the brand's comeback to Sunderland following the closure of its High Street West store in May 2024. This would become the retailer's second outlet in the wider area, complementing its expanded store at Washington Galleries.
The scheme also includes a new Aldi supermarket and a Starbucks Coffee drive-through. Plans feature customer parking, better pedestrian access to local bus stops, and a new controlled crossing on Silksworth Lane.
Investment and Community Benefits
Matthew Anderson, development director at PRZM Real Estate, stated the project represents a substantial investment of over £15m in the city. He emphasised the goal of creating a high-quality retail destination that benefits the community during construction and after opening.
Councillor Kevin Johnston, Sunderland City Council's cabinet member for Housing, Regeneration and Business, welcomed the news. He noted the development would enhance retail provision for new communities in Sunderland South, where thousands of homes have been built in recent years, offering residents greater shopping choice.

The consultation, managed by planning consultancy Lichfields, is a vital step before a formal planning application is submitted.
