High street giant Next is planning a significant new store in the West Midlands, targeting the former Marks and Spencer unit at a popular retail park. The company has formally submitted a planning application to Cannock Chase Council to convert the vacant premises on the Orbital Shopping Park in Cannock.
Transforming a Vacant Unit
The proposed move comes after Marks and Spencer relocated in November 2025, beginning trade from the former Homebase unit on the same park at the start of December. Next's application outlines plans to install a mezzanine floor within the large unit, which will be dedicated to clothing and footwear, thereby widening the range of products on offer.
External alterations are also a key part of the proposal. The plans include installing new double-height glazing on either side of the entrance, alongside new entrance doors and side screens. The application states these changes will significantly increase natural light, creating a more welcoming environment for shoppers. A separate application for advertising will be made later.
Strategic Location and Retail Competition
The Orbital Shopping Park is a major retail destination, boasting tenants such as Asda, Boots, Costa Coffee, JD Sports, McDonald's, and River Island. Its location, close to both the M6 and the M6 Toll, makes it easily accessible from Birmingham and the wider region.
This move would see Next establish a presence directly on the busy park. Its nearest current store is located at the McArthurGlen Designer Outlet, just over a mile away. The application documents, submitted under reference number CH/26/002, argue that the proposed works are "entirely acceptable" and fully accord with policy requirements for high-standard design.
Planning Process Underway
The application is now under consideration by Cannock Chase Council's planning officers. All supporting documents can be viewed on the council's online planning portal. If approved, the development would mark a substantial investment by Next in the Cannock retail landscape, filling a prominent vacancy left by M&S's departure and intensifying the retail offer at the Orbital Shopping Park.
