Tri Capital has completed the acquisition of The Parade in Sutton Coldfield, marking the first major step in a wider redevelopment of the retail area and the surrounding high street. The purchase brings fresh stewardship to a location that has experienced limited investment in recent years, with the company committing to a comprehensive improvement programme.
Refurbishment Plans Unveiled for The Parade
The investment plans include a series of shop-front upgrades, internal refurbishments, and rear-yard improvements across the parade. These works are designed to enhance the appearance and appeal of the premises for both retailers and the local community, creating modern, attractive retail units that meet current market demands.
Iain Blakely, Head of Asset Management at Tri Capital, described the acquisition as a rare opportunity. "This is a genuinely rare opportunity as parades of this scale rarely come to market in a town centre location, let alone one as affluent as Sutton Coldfield," he said. "We're already seeing strong interest from both local owner-occupiers and national operators like Rudy's Pizza, and we're confident this parade will become a real focal point for the town centre for years to come."
New Tenants and Available Units
With the improvement works underway, a number of premises within The Parade will become available to let and for sale. This offers new and existing businesses the chance to secure space in a well-positioned Sutton Coldfield location. The units vary in size and feature unique attributes, including rear or external spaces, potential for converting upper floors to residential use, and existing alcohol licences.
Leasing enquiries are being handled by Creative Retail, a firm with prior involvement in the asset. George Xydias, Director of Creative Retail, expressed enthusiasm about the plans. "Creative Retail have been involved with this asset for a number of years and we're very excited by Tri Capital's plans," he said. "Birmingham Road is the focal point for food and beverage in Sutton Coldfield, and we're confident this news will unlock a great deal of pent-up demand from both owner-occupiers, investors and new lettings."
Rudy's Pizza Marks the Start of Transformation
The beginning of the parade's rebirth was marked by the opening of Rudy's Pizza, an established pizzeria with 36 sites across the country. This opening signals the type of national operators that Tri Capital aims to attract, alongside local businesses, to create a vibrant mix of retail and dining options.
