A significant new residential scheme has been unveiled for a key riverside location in Salford, promising to transform a former retail park into a vibrant community hub. The proposal, submitted by Crescent Investments LLC Limited and Forshaw Group, aims to deliver 814 new homes across three substantial apartment blocks.

Details of the Riverside Place Development

The development, named Riverside Place, is planned for a site off Regent Road and Ordsall Lane that previously housed a McDonald's, KFC, and a Grosvenor Casino. Following the approval of demolition permissions in 2023, the land has been designated for redevelopment. The project will feature one, two, and three-bedroom flats distributed across three towers ranging from 21 to 36 storeys in height.

In addition to the residential units, the scheme includes a two-storey community pavilion designed to support a mix of commercial, retail, hospitality, and community uses. This will be complemented by 6,000 square metres of newly created high-quality public space, enhancing the area's appeal.

Enhanced Connectivity and Economic Benefits

The development is set to improve links between Salford Quays and Manchester city centre, with better pedestrian and cycle routes, as well as a landscaped ramp and seating that connects directly to the waterfront. According to the developers, the project is expected to generate more than 1,000 jobs and contribute approximately £1.7 million in council tax revenue for local investment.

The vision for Riverside Place aligns with Salford Council's ambitions for high-density, residential-led growth in the Ordsall Waterfront area, as outlined in the Salford Local Plan (2023). It also supports the Irwell River Park Connectivity and Movement Strategy (2025) by creating an active travel route for pedestrians and cyclists along the riverside.

Project Timeline and Approval Process

If approved by Salford Council, the phased construction of Riverside Place is anticipated to take between three and four years to complete. This development contributes directly to the city's goal of building 9,000 homes across Ordsall, Quays, Pendleton, and Charlestown by 2042, marking a significant step in Salford's ongoing regeneration efforts.
