Ambitious proposals have been unveiled for a major new neighbourhood featuring 850 homes on protected green belt land in the West Midlands.
Development Details and Location
A joint venture between developers IM Land and Walton Homes aims to transform a significant plot of land situated off Queslett Road, between Doe Bank Lane and Aldridge Road. The site, currently designated as part of the Great Barr Conservation Area, was identified for potential housing in Walsall Council's draft local plan, which received cabinet approval last month.
Despite its green belt status, the land was one of several parcels put forward to address the region's housing needs. The area's conservation protection status stems from its historical significance, with boundaries believed to date back to the 18th century.
Community Amenities and Public Consultation
The proposed development extends beyond housing to include vital community infrastructure. A key feature of the plan is the inclusion of a new primary school, alongside community hubs, publicly accessible open spaces, and improvements to footpaths, cycleways, and highways.
Glen Langham, planning director at IM Land, emphasised the project's broader benefits. He stated the neighbourhood would deliver much-needed housing, including affordable homes in a range of sizes and tenures.
The developers are now actively engaging with the local community. A public consultation is underway, allowing residents to review the plans and provide feedback. A drop-in event is scheduled for Wednesday, November 19, 2025, at the Collingwood Community Centre between 3pm and 7pm.
