Salford Approves 185 New Homes in Next Phase of Adelphi Village

Salford City Council has granted crucial planning permission for the next stage of a major new neighbourhood, paving the way for hundreds of new homes. The approval marks a significant step forward for the Adelphi Village development, which will eventually deliver over 800 residences.

Details of the Approved Phase Two

The green light has been given to construct 185 new apartments on the site of the former Farmer Norton car park on Cleminson Street. The homes will offer a mix of one, two, and three-bedroom configurations, catering to a range of residents.

This second phase at Farmer Norton will see the creation of two buildings, rising to five and six storeys. The designs pay homage to the area's industrial past, drawing inspiration from the historic Adelphi Iron Works that once occupied the site.

Residents will benefit from several amenities, including:

  • A private courtyard garden for communal use.
  • Secure cycle storage facilities.
  • The planting of approximately 40 new trees and additional landscaping.
  • Flexible, mixed-use ground-floor spaces.

The development also prioritises accessibility, incorporating accessible homes and dedicated disabled parking spaces. Its location is highly connected, situated close to Chapel Street and Trinity Way, with Salford Central train station just a ten-minute walk away.

Part of a Broader £2.5bn Vision

This phase is a key component of the wider £2.5 billion Crescent Salford masterplan, a transformative partnership between Salford City Council, the University of Salford, and developer ECF. The first phase at Farmer Norton is already set to deliver 42 three-bedroom townhouses.

Steve Thomas, Senior Development Manager at ECF, welcomed the decision: "With planning consent received, we look forward to making a start on the next community in Adelphi Village. These future-proofed, high-quality homes are key to the creation of a sustainable, mixed tenure neighbourhood that meets the needs of different people in the Crescent area of the city."

He added that the partnership is using its expertise in "investment, housing and urban regeneration to deliver homes that prioritise the health and wellbeing of communities, whilst addressing the urgent requirement for quality housing in Salford."

A Sustainable Future for Salford

The overarching Crescent masterplan is an ambitious long-term project aiming to deliver more than 3,000 new homes across six distinct zones in the city, alongside new commercial and research spaces.

One of the landmark infrastructure projects within the masterplan is Salford Rise, a 220-metre-long elevated walkway for pedestrians and cyclists spanning Frederick Road. This key connection is scheduled for completion by the summer of 2026.

The approval for Adelphi Village's next phase underscores Salford's ongoing urban transformation, focusing on creating well-designed, sustainable communities with strong transport links and a respect for local heritage.
