Solihull Council Greenlights Major Affordable Housing Development
Solihull planners have officially approved a significant housing project that will see 177 affordable homes constructed on the site of a former school in Chelmsley Wood. This decision marks a crucial step in regenerating the area and addressing local housing needs.
Details of the Approved Development
The development, located west of Henbury Drive, will include a mix of two, three, and four-bedroom family homes alongside one-bedroom maisonettes. This variety aims to cater to different household sizes and requirements within the community.
The site, which once housed Simon Digby School before its closure decades ago, has long been designated for housing in Solihull Council's adopted 2013 local plan. After years of planning and feasibility studies, a full application was submitted last year, leading to the recent approval on March 18, subject to standard conditions.
Sustainability and Community Features
Energy efficiency is a cornerstone of this project, with all homes equipped with heat pumps and integrated solar PV panels to reduce carbon emissions and utility costs for residents. The scheme also incorporates several community enhancements:
- A new play area for children
- A nature trail through the Cole Valley landscape
- Attractive public spaces for community gatherings
- New cycle lanes and footpaths connecting to local centres
These features are designed to improve connectivity and quality of life for future residents while preserving and enhancing the natural environment.
Collaboration and Funding
Solihull Council has partnered with Vistry Group to deliver this major project, with the West Midlands Combined Authority contributing £2.97 million to support the development. This collaboration underscores the regional commitment to addressing housing shortages.

The development is specifically intended to benefit local people in and around Chelmsley Wood, providing modern, sustainable housing options in an area earmarked for regeneration for over a decade.
