Solihull Poised for Major Affordable Housing Boost with Over 200 New Low-Carbon Homes

Solihull is on track to welcome more than 200 new "affordable, low-carbon, and low-energy homes" as part of a significant development project spanning the next twelve years. Muse developers have unveiled detailed plans for 228 'Habiko' residences in the town, collaborating closely with Pension Insurance Corporation and Homes England. This ambitious proposal will integrate seamlessly into the broader Holbeche Place plans, which received formal approval from Solihull Council earlier this month.

Comprehensive Transformation of Mell Square Precinct

The council and Muse have jointly advanced extensive plans to completely revitalize Solihull's Mell Square shopping precinct. This large-scale initiative includes the construction of 1,600 homes, new retail spaces, and two additional public squares, all of which gained approval from the council's planning committee. The initial phase of this massive development will involve the demolition of a multi-storey car park and a petrol station in the near future.

This first stage will incorporate 346 homes and two commercial units, structured across four residential apartment buildings with ground-floor commercial spaces. The proposed Habiko homes will form a crucial part of the later segment of the building program. Public engagement on these specific plans is scheduled to commence tomorrow, February 18, in preparation for a formal planning submission later in the spring season.

Affordable and Sustainable Living in a Prime Location

According to Muse, the new homes will feature a mix of one-and-two-bedroom apartments situated in a "well-connected location on the edge of the town centre." The residences will benefit from proximity to shops, essential amenities, and local transport links, including the future HS2 Station. Muse has emphasized a strong commitment to affordability, stating: "We are setting a minimum of 75 per cent affordable homes for rent, with an overall target of up to 100 per cent, for those whose needs are not met by the market."

The partnership aims to deliver an impressive 3,000 affordable and sustainable homes over the next twelve years, representing an estimated completed value of around £1 billion. Affordable housing tenures will be carefully aligned with local housing demand, with Discounted Market Rents established at a minimum of 20 per cent below the local market rate. This strategy is designed to help individuals access quality, energy-efficient homes with low carbon emissions.
