The proposal aims to convert the derelict land into a mixed-use development featuring two ground-floor commercial units and a first-floor residential flat, a move developers claim will revitalise the local area and stimulate economic activity.

Proposed Development Details

The site, located at the corner of Station Road and Stanley Road in northern Birkenhead, has been vacant and unkempt for an extended period. According to the planning application, the development will include two shops covering a total of 64 square metres on the ground floor, with a separate access point for the residential flat above. This design is intended to make efficient use of the urban space while blending with the existing streetscape.

Enhancing Local Vitality

The Diverse Design Collective, the firm behind the proposal, has emphasised that the project will "bring back to life a derelict and overgrown site in a prominent location." In their submission to Wirral Council, they argue that the development supports economic activity and enhances the vitality of the local area, addressing what they describe as a wasted opportunity in a key part of Birkenhead.

The design and access statement accompanying the application highlights the site's proximity to Birkenhead North station, which offers park-and-ride facilities and Ilchester Park, as well as nearby retail outlets like ASDA and Iceland. This context, the document notes, provides precedent for commercial buildings, ensuring the new units would not appear out of place.

Architectural Integration

Computer-generated images included in the proposal depict a building that uses a high-quality palette of materials, predominantly red brick, to harmonise with the surrounding dwellings and the adjacent train station. The design statement asserts that the development will be "modest and proportionate," seamlessly connecting with the local context in scale and materiality while activating the street scene without dominating it.

The statement further explains: "We feel the proposed building would be suitable for the application site and would not feel out of place in scale or appearance to the surrounding dwellings of this area and will not impact the streetscape in any way. The overall proposals will be a huge improvement on the appearance of the existing vacant and derelict site."

Community and Economic Impact

This redevelopment is seen as a strategic move to utilise underused urban land, potentially attracting new businesses and residents to the area.
