Rochdale Borough Council has published its latest round of planning decisions, covering the week ending Friday, December 12. The list reveals a mix of approvals and refusals for projects ranging from home extensions to commercial changes and tree works.
Home Extensions Receive Mixed Verdicts
Several applications for residential extensions were decided. Approval was granted for a first-floor rear extension, part two and part single-storey side extension, and other alterations at 7 Ferndale Avenue, Rochdale. Similarly, a single-storey wrap-around extension at 25 Porritt Close, Rochdale and a single-storey rear extension at 10 Mere Street, Rochdale were given the green light.
However, the council refused permission for two other projects. A proposed first-floor rear extension at 42 Penistone Avenue, Rochdale was turned down, as was an application for a front porch and rear extension at 5 Holstein Avenue, Rochdale.
Commercial and Community Projects Approved
Significant approvals were also noted for larger developments. A scheme for 17 supported living apartments at the Mount Green Filling Station on Halifax Road, Wardle saw conditions varied and approved. Furthermore, a Certificate of Lawfulness was granted unconditionally for the existing use of a warehouse at the GXO Former Tesco Stores Ltd on Stakehill Industrial Estate, Middleton.
In Littleborough, plans for a change of use to commercial at ground floor level with a self-contained flat above at 6 Church Street & 2 Todmorden Road were approved, including alterations and a new external staircase.
Tree Works and Heritage Conditions
The council approved an application to remove five trees (four Sycamores and one Alder) subject to a Tree Preservation Order at Hurstead House Nursing Home on Halifax Road, Wardle.
Several applications relating to condition discharges on existing permissions were marked as 'Request Completed'. These included submissions for piling work at Hopwood Hall College's Rochdale Campus and a detailed construction environmental management plan for a plot at Kingsway Business Park. A major list of conditions for a project at Hopwood Hall College's Middleton Campus was also completed.
Other notable decisions include the approval of non-material amendments for a property on Pennine Drive in Milnrow, the refusal of a new dwelling on land next to 68 Kirkway in Middleton, and the lawful development certificate for a change of use to a small care home on Greenvale, Rochdale.
