Rossendale Planning Applications Registered

Rossendale Borough Council has processed a fresh batch of planning applications, with submissions registered up to the week ending Friday, February 6. The diverse range of proposals spans several key locations within the borough, reflecting ongoing development activity.

Key Applications Submitted

Among the notable submissions is an S73 application seeking a variation of conditions at Lavender Hills Care Home on Stubbins Vale Road in Ramsbottom, Bury. This request pertains to Conditions 2 (Approved Plans), 3 (Materials), 4 (Hard and Soft Landscaping Scheme), and 27 (Biodiversity Gain Plan), indicating potential modifications to the existing care facility.

Residential Developments and Extensions

Several householder applications have been lodged, including a proposal for a single-storey extension to an existing domestic outbuilding at Cob House Nab on Croston Close Road in Ramsbottom. The plan aims to convert the space into a family annexe, alongside various alterations to window and door openings and a change from a flat to a pitched roof section.

Further residential projects include a second-floor extension over an existing garage at 268 Newchurch Road in Rawtenstall, Rossendale, and a scheme for the demolition of a rear extension with a new build rear extension and front porch at 61 Booth Road in Stacksteads, Bacup.

Condition Approvals and Amendments

A significant focus of the latest batch involves approvals of details reserved by conditions related to planning permission 2022/0451 on land west of Market Street in Edenfield, Bury. These cover Condition 35 (Site Earthworks Details), Condition 27 (Proposed street maintenance), Condition 34 (new drainage details), and Conditions 7 (Arboricultural Method Statement) and 36 (LEAP details).

Additionally, a Non-Material Amendment has been submitted for application 2019/0405 at Irwell Vale Mill on Aitken Street in Ramsbottom. This seeks a minor administrative change to the wording of Condition 24 (archaeology) to facilitate early site investigation works necessary for determining a Reserved Matters application.

Other Notable Submissions

The council has also registered an application for a Lawful Development Certificate (Existing) at 7 Lark Hill in Rawtenstall, Rossendale. This confirms the property was converted from a C3 to a C4 House in Multiple Occupation (HMO) in 2020, with four bedrooms for four occupants, and has been in continuous use since.

Works to a tree within Tree Preservation Order No. 1 2017, specifically T21 Ash – Fell, have been proposed at 1 Tawny Close in Edenfield, Bury. Furthermore, a discharge of conditions application has been made for Planning Approval 2024/0414 at land off Holcombe Road in Helmshore, Rossendale, covering Conditions 11 (Drainage scheme), 13 (Land Contamination), 16 (Foundation Designs), 18 (CEMP), and 19 (Ecological Enhancement Plan).
