West Yorkshire Tram Route May Utilize Parry Lane Enterprise Zone Site
The West Yorkshire Combined Authority is conducting a comprehensive review of the future use of the Parry Lane Enterprise Zone site, following its recent acquisition. This move comes as a section of the land has been officially safeguarded for potential integration into the proposed Bradford to Leeds tram route, sparking significant interest in the region's economic and transport development.
From Industrial Redevelopment to Transit Potential
Originally designated as one of the most ambitious regeneration projects in West Yorkshire, the Parry Lane Enterprise Zone in the Bowling Back Lane area was planned to feature a £19 million development comprising industrial units. This initiative aimed to create nearly 500 local jobs, with an anticipated completion date set for 2025. Despite £8.8 million being allocated for site clearance, the area currently remains vacant, prompting a strategic reassessment by authorities.
The site's history traces back to its former use as the home of Yorkshire Energy, which had left the location unused for years before its selection as an Enterprise Zone. In 2020, plans were approved for constructing 25,000 square metres of employment space across ten industrial units, highlighting its initial focus on economic growth.
Integration with Mass Transit Plans
Recent developments have shifted the site's trajectory toward transportation infrastructure. Early proposals for a new tram line connecting Bradford and Leeds have referenced the Parry Lane area, with one potential route passing through Bowling Back Lane and possibly including a stop at Parry Lane. The West Yorkshire Combined Authority's Mass Transit team specifically requested the purchase of the site to explore these opportunities further.
A spokesperson for the authority confirmed, "As of March this year the Combined Authority is the new owner of the land at Parry Lane, following the successful completion of an £8.8m remediation of the site. Options will now be assessed in the proper way to determine the future use of the land, some of which remains safeguarded for Mass Transit."

Parry Lane was among nine Enterprise Zones initially proposed by the authority approximately a decade ago, designed to revitalize vacant, prime-location lands that had struggled to attract investment.
