Leeds City Centre Office Building Attracts Trio of New Tenants Following Comprehensive Refurbishment

Ambler House, a prominent office building situated in the highly sought-after Trevelyan Square within Leeds city centre, has successfully welcomed three new commercial tenants following the completion of a significant and thorough refurbishment project. The businesses—Spire Barristers, engineering and talent consultancy Apera, and software company Azzuu—have all signed leases for space in the revitalised property, marking a positive development for the local commercial real estate market.

Strategic Location and Quality Refit Drive Tenant Decisions

The lettings were facilitated by the Leeds office of international property consultancy Knight Frank, acting on behalf of the building's landlords, Karrev Real Estate. All three new occupants have emphasised the building's exceptional location and the high standard of its recent refurbishment as primary reasons for their relocation.

Leigh Royall, senior clerk at Spire Barristers, commented on the move, stating: "Our decision to relocate our chambers to Ambler House was fundamentally driven by its central position in the heart of Leeds, combined with the ideal size and layout of the floorplan. This provides us with a unique opportunity to design a Barristers' Chambers that is truly fit for the future. We are proud and passionate about our expertise in family and public law, which we utilise to help deliver justice and empower our communities."

Characterful Building Meets Modern Business Needs

James Woodhead of Apera, which also maintains bases in Los Angeles and Manchester, highlighted the building's historic appeal and modern amenities. He said: "We selected Ambler House because it is a beautiful, listed building with genuine character in an excellent location. The refit has been executed to a very high standard and includes all the facilities we require. The space aligns perfectly with our growth strategy for Leeds. Both Knight Frank and the landlords, Karrev, have been exceptionally helpful. The entire process was straightforward and smooth, which is often not the case with office relocations."

Endorsement of Building Quality and Future Opportunities

Victoria Harris of Knight Frank expressed delight at securing the three new tenants. She remarked: "We are absolutely thrilled to welcome these three flourishing companies to Ambler House. This hat-trick of lettings serves as a strong endorsement of the building's quality and its superb location—a winning combination. Ambler House offers characterful private offices adjacent to a quiet green square in Leeds city centre. With its short walking distance from Leeds Station and available parking at Leeds Trinity car park, the building is excellently connected for commuters."

She added: "Following the recent completion of a comprehensive refurbishment, the office spaces at Ambler House feature best-in-class traditional and fitted workspace, enabling companies to plan for the long term. Offering both fully furnished and blank-canvas offices to let, this building represents an ideal solution for businesses seeking a longer-term operational base in Leeds."

Further Development and Available Space

Harris also noted that work has now commenced on the fourth floor of Ambler House. Currently, there remains 2,576 square feet of high-quality office space available, which can be leased as a whole or divided into two separate suites.

Benn Dickinson of Karrev Real Estate reflected on the property's potential, saying: "We acquired Ambler House because we firmly believed in its potential. The building's inherent quality and its location—surrounded by green space yet so proximate to the city's professional core—were key factors. Now, after a sensitive and thoughtful refurbishment, we are pleased to have welcomed three new thriving businesses and look forward to attracting more, with two new quality office suites being created on the fourth floor."
