Wolverhampton's Canalside South Development Achieves Significant Milestone
A major step forward has been reached in the ongoing £150 million Canalside South development in Wolverhampton, with the confirmation of a selling agent for this transformative project. Award-winning housebuilder Wavensmere Homes has officially appointed Connells New Homes as the sole selling agent, marking a pivotal moment as construction progresses from groundworks to vertical building on the former British Steel and Crane Foundry site.
Transforming Derelict Land into a Vibrant Community
Spanning 17.5 acres of previously derelict industrial land, Canalside South stands as one of the largest brownfield regeneration schemes in the United Kingdom. This ambitious project is set to deliver over 530 energy-efficient homes, complemented by seven acres of green space and a revitalised commercial corridor situated within historic railway arches. Work commenced just over a year ago, with the initial 120 two and three-bedroom houses currently at various stages of construction.
Due to an unprecedented surge in interest, Wavensmere Homes, headquartered in Birmingham, and Connells have announced that reservations are now being accepted for the highly anticipated first phase of new builds. This initial release features a collection of contemporary three-bedroom townhouses, with the first handovers scheduled for the second quarter of 2027.
High Demand and Sustainable Features
The decision to open reservations follows months of exceptionally high demand, with more than 2,700 registered buyers competing for a place in what is being hailed as Wolverhampton's new 'lifestyle quarter'. First-time buyers and investors constitute the majority of those expressing interest in this waterside development, which prioritises energy efficiency and sustainability at its core.
All homes are designed to achieve an EPC-A rating, incorporating air source heat pumps, solar panels, and electric vehicle charging as standard features. Residents are projected to save over £1,200 annually in energy costs compared to traditional housing. Additionally, these properties are expected to offer high yields for investors, capitalising on Wolverhampton's rapidly growing rental market, one of the fastest in the UK.
Strategic Location and Community Benefits
Canalside South's appeal is further enhanced by its proximity to the £150 million Transport Interchange and the newly operational City Learning Quarter. The site was established through a partnership between Wolverhampton Council and the Canal & River Trust, located off Qualcast Road, near the transport interchange and fronting onto the Wyrley and Essington Canal and the Wolverhampton Branch of the Birmingham Main Line Canal.
Councillor Chris Burden, cabinet member for city development, jobs and skills at Wolverhampton Council, stated: "This is one of the largest new housing developments in the Midlands, creating hundreds of jobs for local people, and shows how the council - working collaboratively with the private sector - is making a real difference for city residents."
Designed by Glancy Nicholls Architects, the low-rise scheme harmonises with the surrounding conservation area and maximises the waterside setting. Upon completion, it will include seven acres of green space and introduce a new pedestrian route to the city, reducing previous walk times by 20 minutes and stimulating new investment into a commercial corridor. More than 130 homes will benefit from direct waterside views.
