Major Housing Development Transforms Former Cardiff Hospital Site

A significant new neighbourhood has emerged in Cardiff following the redevelopment of the former Lansdowne Hospital site in Canton. The £30 million scheme has delivered more than 100 new social homes through a collaborative partnership between housing association Hafod, Cardiff City Council, and the Welsh Government.

Comprehensive Development with Community Focus

The project, designed by Dennis Hellyar Architect and built by Lovell, includes 106 family homes and apartments on Sanatorium Road. The development features bespoke accommodation specifically designed for adults with additional support needs, ensuring inclusive living arrangements for diverse residents.

The scheme is organized around an open green space and incorporates a communal sensory garden, creating natural gathering areas that promote community interaction and wellbeing. The design philosophy followed the Royal Institute of British Architects' 10 Characteristics of Places where People want to Live and the Placemaking Wales Charter, principles that guided every aspect of the development from building orientation to rainwater management.

Architectural Excellence and Sustainable Design

Dennis Hellayer emphasized that the approach went beyond simply creating housing units. "We want Sanatorium Road to be a neighbourhood that stands the test of time and where people will be proud to live in generations to come," he stated. The design incorporates high-quality bricks, metal balconies, detailed window surrounds, and varied cladding to establish a distinctive, lasting character for the community.

Ali Salter, director of development at Hafod, expressed delight at residents settling into their new homes. "At Hafod, we believe that a good home and strong community are crucial for wellbeing," Salter noted. "These homes are designed to integrate with the surrounding area and provide great access to local amenities, including employment opportunities and schools."

Collaborative Partnership Delivers Quality Homes

Anthony Vagges, regional managing director at Lovell, highlighted the successful completion of the development. "We are very proud to have completed the final homes on this high-quality new development in Canton," Vagges said. "Since commencing work on the brownfield site in late 2023 we've put a lot of care into building these new homes, utilising our decades of experience to help create a sustainable, thriving community with placemaking at its core."

The development represents a model of collaborative partnership working that benefits communities through the provision of high-quality, attractive, and low-carbon affordable homes. The project has transformed a previously underutilized brownfield site into a vibrant residential community that prioritizes both environmental sustainability and social connectivity.
