Solihull Site Chosen for Major Affordable Housing Development

A newly-formed affordable housing partnership has pinpointed a site in Solihull for the construction of more than 200 homes, marking its third significant location since its inception at the end of 2025. This initiative is part of a broader effort to address housing shortages in the West Midlands region.

Partnership Details and Expansion Plans

Habiko, a joint venture between Pension Insurance Corporation, Muse, and Homes England, is spearheading this project. The Solihull scheme follows earlier announcements in Chester and Warrington, bringing the total number of homes in the pipeline to approximately 820. This expansion underscores the partnership's commitment to scaling up affordable housing across multiple regions.

The partnership will deliver 228 affordable homes as part of the wider Holbeche Place masterplan, which received approval from Solihull Council earlier this month. Muse has been collaborating with the council since 2023 on this mixed-use town centre redevelopment, aiming to revitalise the area while providing much-needed housing.

Design and Affordability Commitments

Designed by architect Howells, the Solihull homes will feature a mix of one- and two-bedroom apartments, catering to diverse household needs. Habiko has pledged to deliver a minimum of 75 per cent affordable homes for rent across all its sites, with an ambitious goal of achieving up to 100 per cent affordability in some developments.

Community conversations on the Solihull proposals are scheduled to commence on 18 February, ahead of a formal planning submission later in the spring. This engagement phase is crucial for gathering local input and ensuring the project aligns with community expectations and requirements.

Long-Term Vision and Economic Impact

Habiko aims to deliver 3,000 affordable and sustainable homes over the next 12 years, representing an estimated £1 billion in completed value. This long-term vision highlights the partnership's dedication to not only increasing housing stock but also promoting sustainable living practices and economic growth through large-scale investments.
