A major £150 million residential development is set to transform Wolverhampton city centre, with sales now officially launched for the Canalside South scheme. Birmingham-based developer Wavensmere Homes has unveiled this ambitious project, which will offer family homes starting from £290,000.
First Properties Available in 2027
The initial phase of the development will see 120 two and three-bedroom properties designed by Glancy Nicholls Architects ready for occupancy by summer 2027. These homes represent just the beginning of a comprehensive regeneration project that aims to revitalize a significant portion of central Wolverhampton.
Strong Demand for City Living
Donna Smith, sales director for Wavensmere Homes, expressed excitement about the launch, stating: "We are so excited to be launching family homes for sale at Canalside South. The demand for the houses and apartments here is extremely high, which reflects the pent-up demand for city living in Wolverhampton."
Smith further explained the sales process: "We will begin the process of inviting the 2,000 people who have already registered their interest to get financially qualified. They will then be able to choose their preferred plot, which could be close to the amenities, landscaped open space, or with views of the canal."
Transforming Former Industrial Sites
Construction on the Canalside South site began in early 2025 as part of a broader regeneration initiative. The project aims to transform the former British Steel site and Crane Foundry into a vibrant new community comprising 533 energy-efficient houses and apartments.
The development will be complemented by a range of commercial and community amenities, creating a comprehensive living environment. Currently, family homes on the site are at various stages of construction, with over £20 million already invested in land assembly, remediation, site enabling, groundworks, and construction activities.

- 822 sq ft three-bedroom 'Elizabeth' family homes priced at £290,000 for mid-terrace houses
- End-of-terrace homes available for £295,000
- 379 townhouses built to EPC-A rated specification for maximum energy efficiency
- 145 one and two-bedroom apartments
- 60 co-living apartments
Prime Location and Views
Many properties in the Canalside South development will benefit from waterside views of both the Wyrley & Essington Canal and the Wolverhampton Branch of the Birmingham Main Line Canal. Partnership and Phased Development
The Canalside South site was originally established through a partnership between Wolverhampton City Council and the Canal & River Trust. The regeneration scheme is being delivered in three carefully planned phases, with access to the development provided via Qualcast Road, which will function as the primary spine road through the community.
The full build program is projected to complete by the end of 2030, with the overall vision for the Wolverhampton Canalside plans aiming to deliver approximately 1,000 homes to meet both the city's and wider region's housing needs.
