Work is set to begin on transforming an area in Chorlton into a 'thriving new destination' with new homes, shops, and public spaces. PJ Livesey is leading the redevelopment of the former Chorlton Cross Shopping Centre on Wilbraham Road, after receiving planning permission at the end of 2025.
Phase One Details
The first phase will focus on dismantling the former shopping centre and Graeme House buildings. The precinct car park will close at the end of May 2026. New hoardings will be installed, and the pedestrian and vehicle cut-through from Manchester Road to Nicolas Road will be closed for safety. Demolition is expected to run from June to August 2026, with materials from the existing buildings reused to reduce vehicle trips during construction.
New Homes and Affordable Housing
The approved plans include 262 apartments with one, two, and three bedrooms, all with access to outdoor space through balconies and gardens. A total of 53 affordable homes will be provided, including 49 for social rent.
Public Spaces and Shops
The scheme includes 3,500 square metres of public open space, a fully walkable route through Manchester Road, and outdoor seating areas. A new 'Makers Yard' will cater to smaller, start-up businesses.
Sustainability Features
All homes will be designed to reduce energy demand and residents' bills. The neighbourhood will be all-electric, with on-site renewable energy generation and future-proofed EV charging. Up to 60 new trees will be planted, with maximum retention of existing trees.

The project is delivered in partnership with the Greater Manchester Pension Fund. Georgina Lynch, managing director at PJ Livesey, said: 'Demolition marks another major milestone for the project which will completely transform the former shopping centre. Keeping local people safe and minimising disruption is our top priority. We've been working with existing traders to carefully manage disruption, including arranging new servicing access for businesses on Wilbraham Road. Our demolition contractor will carefully manage any issues, and we will continue to stay in regular contact with local residents and businesses.'
