Outline Plans Submitted for Major Development
Outline plans have been submitted to create a new 850-home neighbourhood, primary school and community centre in Great Barr, Walsall. The green belt site, bound by Aldridge Road, Queslett Road and Doe Bank Lane, is entirely within the Great Barr Conservation Area.
Affordable Housing and Community Facilities
Developer IM Land and Walton Homes Ltd has submitted an application where 340 of the 850 properties will be classed as affordable housing. The proposal also includes a primary school, two community hubs, children’s play area, allotments and a community orchard.
Environmental and Access Considerations
IM Land and Walton Homes said it hopes to retain existing trees and hedgerows where possible. Two vehicular access roads are proposed from Aldridge Road and one off Queslett Road, plus an emergency and bus only access from Doe Bank Lane.
Public Response and Concerns
During the pre-application consultation period, the developer received over 900 responses from nearby residents and other stakeholders. Hundreds of comments were received about the loss of green belt, increased traffic congestion and the pressure on infrastructure.
