A fresh batch of planning applications has been validated by Rochdale Borough Council, outlining a series of proposed developments and changes across the borough. These submissions, all currently marked as Pending Consideration, range from new residential conversions to infrastructure upgrades and home extensions.
Key Developments and Residential Conversions
One of the most notable applications seeks prior approval for the change of use from a commercial, business, and service unit (Class E) to create 12 residential flats (Class C) at Ken Mills Engineering Co on New Street, Rochdale. This proposal could significantly increase housing stock in the town centre.
In another significant move, a developer has submitted details to comply with multiple conditions attached to planning permission 24/00143/FUL for land between 40 and 48 Drake Street. The conditions cover a wide range of issues, including ground contamination, drainage, construction management, and the design of shopfronts, indicating a substantial development in the pipeline.
Infrastructure and Utility Works
Several applications focus on utility and infrastructure improvements. These include proposals for the installation of new wooden poles in the Littleborough area, specifically near Knowl Farm and Humbder Farm, with heights ranging from 8 to 10 metres. A separate application seeks to install a 9m high light wooden pole on Church Road in Middleton.
A more technical application involves the installation of a new dish and supporting equipment on an existing 17m lattice tower at Middleton View. The works, which include the removal of a redundant pole and the deployment of new cables, are subject to constraints including landfill and a TFGM buffer.
Homeowner Extensions and Amendments
A number of applications have been submitted by homeowners seeking to extend or modify their properties. These include a first-floor front extension at 39 Salisbury Avenue in Heywood, a two-storey side extension at 97 Turf Hill Road, and a proposed single-storey rear extension at 51 Farmway in Middleton for which a Certificate of Lawfulness is being sought.
Other domestic applications cover the conversion of an integral garage into a habitable room at 5 Broadbent Street in Castleton and the erection of a dormer to the front elevation of 98 Shaw Road. A non-material amendment has also been requested for a development at the Trans Pennine Trading Estate to alter cladding colours and introduce a mezzanine floor.
With these applications now under official review, residents and stakeholders await the council's decisions, which will shape the physical and residential landscape of Rochdale in the coming months.
