Solihull Council has officially approved comprehensive plans for the transformation of Mell Square Shopping Centre, a significant milestone for the town centre's future. The ambitious project, which will now proceed under the new identity of Holbeche Place, encompasses a mixed-use development designed to revitalise the area.
A New Vision for Solihull's Heart
The approved masterplan, developed in partnership between Solihull Council and nationwide placemaker Muse since 2023, envisions a vibrant, multi-purpose central district. The scheme includes proposals for up to 1,600 new homes, alongside retail units and extensive new public spaces. These flexible green areas are intended to support a lively atmosphere filled with food, drink, and entertainment venues, fostering a stronger sense of community.
Connecting to Local Heritage
The new name, Holbeche Place, draws directly from Solihull's historical roots. It references the prominent Holbeche family, who were instrumental in shaping the early fabric of the town. The family first resided at Touchwood Hall, a property that stood on Drury Lane—part of the current redevelopment site—for over 250 years. This connection aims to forge a renewed sense of place by reflecting deep local heritage within a modern development.
Economic and Social Benefits
Lisa Turley, Development Director at Muse, emphasised the project's broader ambitions. "We've worked in partnership with Solihull Council—and other town centre partners—to develop an ambitious and sustainable masterplan for Holbeche Place," she stated. "It will be a vibrant neighbourhood, with space for independent retailers, homes for the whole community, and green public spaces."
The development prioritises creating a new evening economy through restaurants, bars, and cultural events, aligning with the Council's long-term vision for the town centre. Construction is expected to generate 170 net new jobs initially, with many more anticipated over the long term as the area becomes established.
This approval marks the beginning of the Holbeche Place story, with further announcements regarding detailed plans and timelines expected in the coming months. The project represents a major step in reimagining a key part of Solihull, promising significant regeneration benefits for residents and businesses alike.
