Midlands Property Firm Secures Merseyside Shopping Centre in £1.5 Million Transaction

In a significant commercial property deal, a Warwickshire-based firm has acquired a Merseyside shopping centre for £1.5 million. Rugby Property Assets has purchased Cavendish Walk Shopping Centre, located in the heart of Huyton town centre, opposite the Asda superstore.

Details of the Acquisition and Property Features

The agreement was finalized just before Christmas last year, following instructions to sell the site given to receivers Watling Real Estate in September 2025. The shopping centre spans approximately 72,987 square feet over two levels and comprises 21 retail units. It features a mix of national and local occupiers, including B&M, Domino's Pizza, and Card Factory, along with basement parking for more than 70 vehicles.

Knowsley Council confirmed it was not involved in this private transaction. However, the local authority has previously invested £13 million into the town centre and unveiled transformative proposals to regenerate the area in late 2024. Notably, Watling Real Estate sold part of the shopping centre to Knowsley Council in March 2023 as part of the council's commitment to delivering its masterplan vision for Huyton.

Broader Regeneration Context and Future Plans

Ian Whittaker, a director of Watling Real Estate's agency division, highlighted the timing of the sale, noting it coincides with Knowsley Metropolitan Borough Council's partnership with Genr8 Kajima Regeneration to progress the Huyton Village Centre Masterplan. This ambitious project aims to deliver £200 million of investment to the area.

The regeneration plans include:

  • The creation of new homes and modern commercial space.
  • Development of a hotel and a new village green.
  • Generation of employment opportunities across Huyton.
  • Transformation of a unit on Cavendish Walk from retail use to a new library and community hub.
  • Conversion of the multi-storey car park into a modern and sustainable transport hub.

The project is designed to support high street businesses, increase footfall in the village centre, and create new jobs, sitting alongside Huyton's existing shopping area. Numerous planning applications are part of the regeneration, including the demolition of buildings such as the Huyton Municipal building and Annexe, and the Computer Centre.

Legal and Advisory Involvement

The sale of Cavendish Walk Shopping Centre was agreed by fixed charge receivers Chris Walker and Andrew Foster. Law firm Addleshaw Goddard acted for the receivers, while Rugby Property Assets Ltd was advised by commercial property agents PK3 and solicitors Broomfields.

This acquisition marks a pivotal moment in the ongoing redevelopment efforts in Huyton, aligning private investment with public sector initiatives to revitalize the town centre and enhance its economic prospects.
